Location

This property is located 33 miles southeast of Tucumcari, NM and 52 miles northwest of Clovis, NM;  2 miles north of Forrest, NM and  10 miles west of Grady, NM.  There is ½ mile of frontage on State Highway 209.

Tenure

The Yates Ranch is 160+/- acres in size of which 94+/- acres consists of Conservation Reserve Program (CRP).  The CRP expires in 2010 and the payments are $2308 annually. There are two payments left before expiration.

Range and Terrain

The terrain is flat to rolling with a gentle southern slope.  The native vegetation is primarily blue gramma grass and the CRP has been planted to a variety of native grasses.

                

 

                                        

Water

Water for the property is furnished by a submersible pump that produces 4 to 5 gallons per minute.  The well also furnishes livestock water to an adjacent 320 acres owned by the Seller and the Seller would like to negotiate a water share agreement with the buyer for livestock water for six months of the year.

Improvements

There is a brick home on the property that was constructed in 1950 and remodeled in 1964.  The home is approximately 1800+/- square feet with 3 bedrooms, 1-¾ bathrooms, living room, den, and a detached two-car garage.  A new metal roof was added in 2003 on the house and garage.  Central heating and refrigerated air was added in 2000.

                                           

            

In addition, a bunkhouse was re-roofed in 2008 and, with a little repair, would be habitable.

A 40x80 Quonset barn with cement floor is also on the property as well as a boxcar barn.  Various other older buildings are used for storage, etc.

There are portable panel corrals that can be used for livestock, horses, etc.

The north end of the property is presently unfenced; however, Seller will construct new fence.
